Calabasas is its own city — and that changes things
About thirty minutes south-east via the 23 and the 101. Unlike Chatsworth and West Hills a few miles east, Calabasas is not part of the City of Los Angeles. It is incorporated, which means different water, different power and a different permit office. Most movers coming in from outside get that wrong, and it is the sort of thing that costs you an afternoon.

Here, the gate and the driveway decide the day
Calabasas moves are rarely decided by how much furniture there is. They are decided by whether the crew is on the guard list, whether the truck can get up the drive, and whether the road has anywhere to turn around. Sort those three before the date and the rest is ordinary work.

The Oaks and the gated communities
The gate is the job. Guard-list clearance, contractor hours, and one access road a truck shares with everybody else working that day. Give us the resident name and the date several days ahead and the crew arrives cleared. Left to the morning, a crew can lose an hour at the kiosk — and on an hourly job that hour is yours.

Calabasas Hills and Mountain View Estates
Larger homes on rising ground, long private drives, and turning circles that decide which truck we bring. Two stories almost everywhere, and the oversized furniture that comes with a house built to that scale — sectionals, media walls, king sets that have to clear a stairwell turn.

The canyon approaches
Off Mulholland, Las Virgenes and Old Topanga the roads narrow, climb and stop having anywhere to turn around. We shuttle those with a smaller truck staged where a full-size one can legally stand, rather than committing a 26-footer to a road it cannot reverse out of. It takes a little longer and there is no surcharge for it.

Old Town and Calabasas Road
The historic blocks and the offices along them. Street parking decides the job, and most of our commercial work here goes early on a weekend when the road is quiet and the loading zone is free.

Around The Commons
The condos and townhomes near the shopping centre — the closest thing Calabasas has to dense housing. Shared garages, assigned spaces a truck cannot use, and HOA rules about where a truck may stand and for how long. Send us the move-in packet when you book.

The Hidden Hills edge
Hidden Hills is a separate gated city with its own rules, and the boundary is not always obvious from a map. If your address is on that side, tell us — the clearance process is different and it needs more notice, not less.

Getting a truck to your door
Three questions settle almost every Calabasas move, and we would rather ask them when you book than work them out on the day:
- Is it gated? If so we need the resident name and the date early enough to get the crew on the list, plus whatever certificate of insurance the HOA requires.
- How is the approach? Grade, width and whether there is anywhere to turn a full-size truck around. Where there is not, we shuttle with a smaller one and do not charge extra.
- What is in the house that is not furniture? A piano, art, mirrors, a wine collection. Those need specific equipment that only travels when a job calls for it.
What moving here actually involves
The most useful thing to know about a Calabasas move is administrative: you are in an incorporated city, not the City of Los Angeles and not unincorporated county.
That catches people who have moved from a few miles east. Water is Las Virgenes Municipal Water District, which also covers Agoura Hills, Hidden Hills and Westlake Village — not LADWP. Power is Southern California Edison, also not LADWP. Permits and street use go through the City of Calabasas rather than LADOT. Getting that wrong means a fortnight of being bounced between the wrong offices.
The physical version is access. Calabasas runs from flat streets near the Commons up into hillside and canyon roads within a few minutes, and the road decides the truck. We would rather ask two questions about grade and turnaround when you book than send a vehicle that cannot get to your door.
One seasonal note worth having: this is a fire-risk area, and in a bad autumn road closures and evacuation warnings can move a booked date at no notice. If your move falls in that window we will keep in contact rather than leave you guessing, and there is no penalty for a date that has to shift — there is no deposit to lose.

My community is gated. What do you need from me?
The resident name, the move date and the gate’s requirements, several days ahead. Most communities here want the moving company on a guard list and some restrict contractor hours to weekdays or to set windows.
We will also issue a certificate of insurance naming the HOA or management company if they ask for one, at no charge. That request is common here and it is the most frequent reason a move day starts late.
Can a full-size truck get to my house?
Often, but not always, and we would rather establish that before the day than discover it on your clock. The canyon roads off Mulholland and Old Topanga have grades and turns a 26-foot truck cannot make.
Where it cannot, we shuttle with a smaller truck. There is no "difficult access" fee on our rate sheet — no charge for stairs, and no charge for long carries.
We have art, a piano and a wine collection. Is that a problem?
It is a normal Calabasas move. Pianos get boards, skids and a planned route rather than muscle — see our piano and specialty moving page. Art and mirrors get proper crating rather than a blanket and hope.
