Leisure Village and the gated 55-plus communities
The single biggest reason we are out this way so often. Gate procedures, quiet hours, restricted contractor windows and a certificate of insurance on file are all normal here. We confirm every one of them with the community office before the day, rather than sending a truck to negotiate at a gatehouse.

Mission Oaks
The largest family neighbourhood in the city — 1970s through 90s tracts on a flat grid off Ponderosa Drive. Wide streets, driveways a truck can back into, and the easiest access in Camarillo. Most of these are straightforward full-day jobs.

Camarillo Heights
Up on the slope above the town, with the views and the driveways that come with them. Some approaches are steep enough that a loaded truck stays at the kerb and the crew carries. That costs you nothing with us, but it does change which truck we send.

Las Posas Estates
Large lots, long private drives and a fair amount of horse property toward the Las Posas hills. Outbuildings, tack and equipment routinely add more volume than the house does — worth telling us about when you book.

Newer construction on the north and east sides, out toward Camarillo Airport. Modern layouts, alley-loaded garages in places, shared driveways, and three levels of stairs in the townhomes. The stairs are the job; the access is fine.

Old Town Camarillo
The older blocks around Ventura Boulevard — narrower lots, tighter street parking and a mix of small commercial. Most of our Camarillo office and retail work is along here and goes after hours.

Local things that change a Camarillo move
The Conejo Grade is the first. Anything moving between Camarillo and the Conejo Valley climbs it, and a fully loaded truck climbs it slowly. We plan the day around that rather than discovering it at 4pm.
Morning fog off the plain is the second, and it is a genuine consideration on a beach-adjacent move: furniture that sits out in it gets damp. We wrap before anything leaves the house and keep the truck closed between loads.
Third, the weekend traffic around the Camarillo Premium Outlets makes the Las Posas interchange slow enough to matter. A weekday morning move in that part of town is faster, and on an hourly job faster is cheaper.
And there is a seasonal one worth knowing: student moves cluster around CSU Channel Islands over on the Camarillo plain at the start and end of term, which tightens up the small-apartment end of our schedule in late August and again in May.

If the house is going on the market, we can also work to the stager or realtor’s schedule so the right furniture leaves before photography.
