Most of what we do is move families across town. A three-bedroom house in Wood Ranch to a smaller place near the Knolls; a Moorpark condo to a first home in Simi; a Newbury Park rental to a house two streets over. We have been doing exactly this since 1985.

The thing that makes a residential move go badly is almost never the lifting. It is the surprise: the stair fee, the long-carry fee, the fuel surcharge, the wardrobe boxes you assumed were included. We price the whole job up front and we do not add to it on the truck.

Local moves are hourly. One rate covers the crew and the truck, and you agree it with Lyn before you book. Crew size is the one thing that moves it: a bigger crew costs more per hour and usually less in total, because the clock stops sooner.

How it actually goes

  1. You call and talk to Lyn or Gary

    Not a call center, not an answering service, not a lead broker who sells your number to six companies. You reach the Simi Valley office and speak to the people who own the trucks.

  2. We size the job

    Square footage, number of bedrooms, access at both ends, and anything unusual. Most homes can be quoted accurately over the phone in about ten minutes. For larger or complicated homes we will come look at it.

  3. You get a rate and a date

    Crew size, truck, arrival window and the hourly rate, stated plainly. No deposit is required to hold the date.

  4. Move day

    The crew walks the house with you first, agrees what goes and what stays, then wraps and loads. Furniture is pad-wrapped before it leaves the room, not in the driveway.

  5. Placement, not drop-off

    At the new house we put things where you want them and reassemble what we took apart. If the couch is wrong against that wall, we will move it.

How long does a local house move take?

It depends on the crew, and crews here run from two to 10 people depending on the job. A studio or a one-bedroom is a two-person crew and is usually finished well before the afternoon; most three-bedroom local moves in Simi Valley are a single day’s work with a slightly bigger team. What really moves the number is access at both ends and how much packing is already done, which is why we ask about stairs and driveways before quoting.

Do you require a deposit?

No. We do not take a deposit to reserve your date. You should not have to put money down to find out whether a mover is any good.

Do I need to empty my dresser drawers?

Usually not for clothing — we shrink wrap the drawers shut and move the dresser loaded. Empty anything heavy, breakable or liquid, and take jewelry and documents with you personally.

What should I move myself?

Important documents, jewelry, medications, cash, laptops and anything irreplaceable. Not because we cannot move them, but because you will sleep better knowing exactly where they are.

Will you move me on a weekend or the end of the month?

Yes, and those are the dates that fill first. Book two to three weeks out for a weekend or a month-end date. We often still fit in last-minute moves when a crew opens up — it is always worth calling.

Do you move apartments and condos with elevators?

Regularly. Elevator buildings and second-floor walk-ups do not carry a surcharge with us. Tell us the building rules when you book — many require a certificate of insurance and a reserved elevator window, and we will handle that paperwork.
